What are the design requirements for a home in
Ventana?
30% of
each elevation must be masonry or stucco. Must be built
within the specified building envelope.
How long do I have to build a home in Ventana?
Homes must be completed within 12
months after commencement of construction.
What are the landscaping requirements in Ventana?
Limit of less than 20,000 Sq. Ft.
of turf grass within the building envelope. Specified dry land
mix grasses outside the building envelope.
Are there a minimum number of trees per lot?
Yes. A minimum of 6 trees are
required, with restrictions as to height and types.

there a specific design for the entry monument & house numbers?
Yes. There are five options to
choose from. These are available upon request.
Are there guidelines for fencing?
Yes. Fencing is only allowed
inside the landscape envelope and must be approved by the Design
Review Committee.

How long do I have to complete my landscaping
after moving in?
All
landscaping must be completed within 6 months of occupancy.
Can I have livestock on my property?
No. Livestock, i.e: horses, cows,
poultry, etc. may not be raised in Ventana.
What about domestic animals?
Ventana welcomes a reasonable
number of dogs, cats & household pets.
Where
does the water come from in Ventana?
There are two primary sources:
Windsor Municipal Water for inside home usage, and non-potable
water for landscape and irrigation usage.
Who
owns the water rights in Ventana?
All water rights for both inside
and outside use have been paid for by the developer. Non-potable
water rights have been deeded to the Homeowner’s Association.
How
is the water delivered to the lots?
The non-potable irrigation system,
including pumps and piping, was specified to municipal standards
& provides pressurized delivery to each lot.
How
much is the plant investment fee (water tap fee) to the Town of
Windsor?
Because of the non-potable
irrigation system in Ventana, the plant investment fee has been
reduced by 2/3 from approximately $6,725 to $4,136.
Is there a set amount of water available for
Ventana homeowners for
irrigation?
No. As with all agricultural and
municipal water supplies, annual water quantities for the
Ventana irrigation system are based upon spring runoff
availability. In an average runoff year, each lot has available
to it three acre feet of irrigation water, which equals
approximately one million gallons. 20,000 square feet of turf
grass, the maximum allowed per lot, requires 1.5 acre feet per
year which equals approximately 500,000 gallons.
Is there a
cost for a formal site plan & elevation review?
Yes. The Design Review Committee
submits your plans to an outside architect for review. The
charge for this service is $500.00
Is there a
cost for a formal landscaping plan approval?
Yes. The Design Review Committee
submits your plans to an outside landscaping firm for review.
The charge for this service is $160.00
